Concrete Overlay in Alpharetta

An Alpharetta homeowner near Wills Park was renovating their main floor and wanted a continuous, seamless flooring surface to replace aging tile and carpet. Rather than demolishing the existing substrate, we recommended a decorative micro-topping overlay that could be applied directly over the prepared surfaces.

The existing tile grout lines and carpet tack strips were removed, and the substrate was mechanically prepared for maximum bond. We applied a polymer-modified cementitious overlay in two thin coats, each troweled by hand to create a subtle, organic texture. The overlay was then stained with a water-based concrete stain in a warm pewter tone that harmonizes with the home’s neutral interior palette.

A matte penetrating sealer was applied to protect against everyday spills while maintaining the natural feel of the surface. The finished floor has a refined, loft-like appearance that flows uninterrupted from the kitchen through the living room and into the dining area, making the space feel significantly larger.
